Responsibilities and Duties of the Board

The Board of Directors is composed of a diverse group of homeowners who are elected to oversee the management of the Association. [In the case of Holly Tree, the developer and the builders who still own property have served on the Board along with 2 homeowners. This will change in July 2007 when the Board will consist of one builder and four homeowners.] This "management" involves everything from the use of our Association dues to whether or not we are keeping our yards mowed.

This election requires that decisions be made. The Board makes decisions based on the Covenants of the Association. Some decisions are clear‑cut and others are based on the possible impact on the neighborhood overall.

These decisions stem from the responsibility of the Board to ensure that everyone is upholding the covenants and thereby enforcing the purpose of the Association. It is not the intent to stifle the homeowners, but to ensure the enhancement of our community.

The hardest responsibilities and resulting decisions are those that are not clear-cut. These include exterior home maintenance, yard maintenance, and exterior additions. The Board attempts to look at these areas with the eye of a newcomer or visitor to the neighborhood, and make decisions that will benefit everyone in the long run.

The board holds regular meetings to enforce the CC&Rs, to establish a budget, authorize expenditures, collect assessments, problem solve, and oversee maintenance of the common property. The board acts in much the same way as a corporate board of directors. Many HOAs also utilize committees to help administer the association. For example, Architectural Control Committees are commonly used to maintain architectural consistency in the neighborhood.

 

 

 

The Board of Directors meets every few months.
